Project Description: 

The Forum is designed to be a 13,000 Sq. Ft. commercial building with rentable units in a “C” formed layout, enclosing a partially covered plaza with dining and seating. This building comprises of a public car park, separate administrative parking and a ring road to accommodate back of house functions. The superstructure is to be of reinforced concrete and roofing is to be of steel trusses, metal purlins and insulated corrugated metal roof sheeting. The major challenges of this project would be the degree of excavation as of a matter of practicality this building would have to sit level slightly elevated above the public road on what is currently a sloping site.

VILLA | EUNICA @ FORTE JEUDY LOT 10

Project Description:

This 4,000 Sq. Ft. residence with large pool is to be situated on the very end of the Forte Jeudy coastal bluff with panoramic ocean view. Dynamic Latitude has been involved in this project from land acquisition and is involved in the construction supervision of this project. This project in terms of design vernacular is one of the crowning projects of our studio and defines our architectural perspective.

This three bedroom residence counts with spacious rooms, garage, large driveway, loft floor and several covered and uncovered external courtyards, living area and services areas. For the owners, the view is more important than the dwelling itself and all fenestration to the west is open to the view with laminated glass and overhangs shading from heat gain. This residence was conceived in 3 separate blocks at owners request being master, living and guest blocks. It is a truly minimalistic work of art with the integration of concrete, wood and local stonework.

PRINCETON PASSIVE HOUSE

Project Description:

Dynamic Latitude was engaged to work along with Doug R. Schotland Architects of Pennington, New Jersey to formally design this first contemporary home design for their firm. Our studio's role in this project was to undertake lifelike 3D renderings and interior styling. This large home yet modest for Princeton is 5,000 Sq. Ft. over two level and is to be situated on 2 acres of land with large trees in excess of 100 feet. This project although not being built was a success on our end as the visualization aided in the marketing and real estate for this dwelling and aid an accomplished traditional American architect to realize his first contemporary home design. This home is intended to have passive sustainable features with regards to the glazing to reduce energy consumption and carbon footprint.

This residence is located in Petite Calivigny on the outskirt of the Egmont Development. Dynamic latitude was involved in this project throughout the land acquisition and design and planning. Approvals were received for the construction to two small villas on a 10,000 Sq. Ft. Subdivided lot. Due to several hiccups during the construction, some design alterations were made to accommodate budget and owners preferences. Ultimately this property would contain a single dwelling with outdoor space and amenities.

This dwelling marks the third home design done for this client in Grenada. Working along with the client’s design impetuous this 2,000 Sq. Ft. house was designed to be cost effect yet allow for proper air flow and to still capture the view without excessive glazing. The home was also designed in the most simplistic manner  for the easy of drawing interpretation and construction.  Most impressively having learnt on previous homes the construction process, the owner took on the role of builder for this home and was able to build at an astonishingly low cost with good quality finishes.

This two bedroom home perched on top of a hill with steep access road overlooks Worburn Bay. It was critical to maintain panoramic views and the circular shaped living space facilitated this requirement. This home not only contains curves from a functional perspective but indeed aims to satisfy an artistic requirement of the owner, who is himself is an Art Director. Therefore a great deal of the design impetus stems from the owner’s artistic premise and articulated by Dynamic Latitude. This home is truly a merge of Art Deco and contemporary architecture.

The design of this project is a collaborative effort with the client who are Architect & Climate Science Professor in Virginia. This project when through the conceptualization of 5 different contemporary design concepts before one was settled on. Dynamic Latitude was responsible for project planning, approval, costing and construction supervision all for clients digital 3D model and space plan of this contemporary home design. This project counts with so interesting architectural features such as a 7' cantilevered vanishing edge plunge pool, entry bridge, lower roof door parking, suspended wooden deck, court yard and shore front wooden deck.

This 6,000 Sq. Ft. Church building over two levels on a 10,000 Sq. Ft lot of land, made use of a maximum lot coverage of 60 percent. The location of lot is chosen as a central point to multiple communities strategically to facilitate a larger congregation. This church can accommodate 500-700 people and has auxiliary functions, such as separate spaces for children, services, offices etc. Dynamic latitude was contacted to first seek pre-approval and subsequently full building approval and is currently under construction.

MABOUYA VUE VILLA @ ST. LOUIS CARRIACOU

Project Description: 

This project consist of two separate entries, one at the upper level allowing for a single car access and turn and another at the lower level, which allows for a two car guest parking and two car garage. This dwelling also counts with a sky lounge which is at a mezzanine level above and open plan living/kitchen. Most significantly in counts with a 12 foot wide suspended wooden wrap around veranda with access from two of the three bedrooms including the master bedroom. The upper wood framed roof extends South to North from the ground to the ridge to avoid uplift from hurricane force winds. Further bracing is employed on this roof to all allow for stability from lateral wind loads. This feature also allow for a visual of landscaped areas to the rear of the site from the foyer and sky lounge. The roof finish on the wooded framed roofs are of a traditional finish of synthetic cedar shingles. This dwelling also counts with a lower concrete roof allowing for the installation of solar panels and rain harvesting. More precisely all roofs on this dwelling will be used for rain harvesting, allowing for a substantial area. The cistern is dual in nature to allow for maintenance of one at a time without having to dispose of all the water supply. This cistern will hold close to 24,000 gallons of water beyond the minimum government recommended 11,000 gallons. Additionally this dwelling counts with a great deal of covered semi-outdoor spaces for entertaining guest on the lower level. Finally the fenestration is a simple combination of glass panels with operable vertical louvers with mosquito screens. This dwelling aims to mix a clean lined contemporary vision with the tropical and traditional warmth with material choice and volumetric gestures.

Project Description: 

This dwelling has been conceived with the collaboration with the client who is a successful foreign Electrical Engineer. Having looked at the topography, views and spatial requirement the client took the first leg of the design, even going so far as to obtain development approval and do his own digital 3D model. Once Dynamic Latitude was approached for the planning and further approvals for this project, it was accepted on the basis that the facades, volumes and general architectural appearance of the project would be resigned to a more contemporary vernacular, while for the most part keeping the client's preferred layout. It must be stated that from a planning and collaborative approach this project was a success, Dynamic Latitude recognized the client's specific expertise in design of building services and the client recognized the specific architectural and planning knowledge that was imparted to make improvements to the initial concept.

RESIDENCE @ EMGONT 299

Project Description: 

This design is of minimalistic contemporary approach, with a clean lined approach to design. This approach principally enforced wall alignments and some degree of symmetry. An open fenestration was taken to the view side only to consolidate the cost of impact resistant glazing. Privacy and minimal fenestration was maintained to the front and laterally.

The design aesthetics further embrace a “White Architecture”, absent of any loud building colors with a minimal use of natural elements such as locally supplied hardwood. This approach allows for a clean pallet to allow for the interior decor and landscaping to define the sensibility of spaces specific to the occupants style. As such the architecture although being interesting in geometry becomes the item which frames and accommodates the features which gives character of the dwelling.

The design is very minimalistic with a simple layout for easy of building to conserve budget. Although modest in size and budget this home is expected to be one of the most impacting homes to be built at this location because of the lot visibility and uniqueness of design divorced from the usual features Grenadian housing. Although contemporary in design this home still embraces traditional features in its fenestration, such as louver and pergolas to retain a sensation of warm tropical living.

Sensation is a positive instrument of architecture and there are times that it is necessary to divorce what is seen in magazines to invoke the familiar senses of what is known to derive a fully sense of satisfaction in a home owner This project is all about roots and country living. As such the architecture is intended to extend on this experience.

HOFORD RESIDENCE @ EGMONT

Project Description: 

This two storey dwelling located on the outskirts of Egmont Development  would have an amazing view looking on to Calivigny Island. This design is intended to result a modern looking home with typical  traditional features such as a pitch roof design. This project was in the process of construction tendering at the on set of the COVID pandemic. Due to this circumstance and the client's decision to opt for a structural steel superstructure, before the pandemic and the increase of steel price, the budgetary feasibility of the project would be required to be revisited at a later date. The architecture of this dwelling is not elaborate, however the spaces created would be quite comfortable and aerated due to the pitch roof and indeed meet all the necessary comforts on a modest sized dwelling and truly lacking on nothing from the client's perspective.

MORNE ROUGE LOFT

Project Description: 

This project constitutes an elevated single bedroom dwelling with open loft, overlooking Spice Isle Mall and Grand Anse beach. The challenges with this project was to fit this building within a narrow driveway path behind an existing student rental building. The primary challenge was to secure approval for a separate dwelling without land subdivision and in consideration of the lot coverage. Aside from the regulatory challenges, this project was fairly straight forward in terms of design and planning and was able to take advantage of the view and maintain vehicular access within the building compound.
