Project Description:

This 4,400 Sq. Ft. residence with large pool is to be situated on the very end of the Forte Jeudy coastal bluff with panoramic ocean view. Dynamic Latitude has been involved in this project from land acquisition and is involved in the construction supervision of this project. This project in terms of design vernacular is one of the crowning projects of our studio and defines our architectural perspective.

This three bedroom residence counts with spacious rooms, garage, large driveway, loft floor and several covered and uncovered external courtyards, living area and services areas. For the owners, the view is more important than the dwelling itself and all fenestration to the west is open to the view with laminated glass and overhangs shading from heat gain. This residence was conceived in 3 separate blocks at owners request being master, living and guest blocks. It is a truly minimalistic work of art with the integration of concrete, wood and local stonework.

Project Description:

On this project, we were task to conceptualize 3 single bedrooms self-contained cottages. The proposal is for utilizing residual vacant land of a property already containing an existing residential apartment building. The area designated for these cottages are quite constraint and further constraint by the 10 feet regulatory set-back. The scope of this engagement was strictly to develop a concept design which the Client / Engineering practice would prepare development and planning. There was a focus and creating a design was visually appealing for the Client and a bit different from the run of the meal design.

Project Description: 

The Forum is designed to be a 13,000 Sq. Ft. commercial building with rentable units in a “C” formed layout, enclosing a partially covered plaza with dining and seating. This building comprises of a public car park, separate administrative parking and a ring road to accommodate back of house functions. The superstructure is to be of reinforced concrete and roofing is to be of steel trusses, metal purlins and insulated corrugated metal roof sheeting. The major challenges of this project would be the degree of excavation as of a matter of practicality this building would have to sit level slightly elevated above the public road on what is currently a sloping site.

Project Description: 

This project involves the raising and leveling of a gently sloping site with present drainage course through site and requires significant site preparation work. We have proposed a 10 unit commercial office rental building with 12 parking spaces. This site is very accessible and sites with close proximity to the airport and The Beach House Resort. The architecture and by default structure for this building is complex given the modest scale of the building project. It boast with a curved  edge external walls, a feature which is not present in any building on island and although layouts are kept rectilinear for efficiency and function the building façade expresses the contrary with light curvature and exaggerated angles. Another unique feature of this design is the intended use of flat plate slab construction which minimalizes the presence of expressed concrete beams for structural support. This is on of the projects of Dynamic Latitude which does not conform to the norm or simplistic geometry and pushes the boundary on what is buildable on island.

Project Description:

This two bedroom home perched on top of a hill with steep access road overlooks Worburn Bay. It was critical to maintain panoramic views and the circular shaped living space facilitated this requirement. This home not only contains curves from a functional perspective but indeed aims to satisfy an artistic requirement of the owner, who is himself is an Art Director. Therefore a great deal of the design impetus stems from the owner’s artistic premise and articulated by Dynamic Latitude. This home is truly a merge of Art Deco and contemporary architecture.

Project Description:

This project entails a (3) storey 15 single bedroom unit apartments with provisions for 15 parking spaces. It is intended to be compact with dimension of 12’ x 30’ per unit all of which will have balcony and open plan living / kitchen spaces. The property given location on the Grand Anse Velley main road in close proximity to the Maurice Bishop Highway is ideal for commercial active as well as multi-unit residential apartments. This project focused primarily on efficiency and budget rather than intending to make a grand statement yet the minimalist contemporary design offers a visual affect in polar opposite to the surrounding built environment allow it to stand out.

Project Description:

 

This proposed project is for a multifunctional green space and recreation park to be located adjacent to an existing residential housing scheme. The purpose of the project is to enhance the existing built environment and uplift the community area while providing a green space destination to the wider public. This project is intended to enhance the quality of living for the citizenry by providing nature setting in addition to housing needs.
This concept design brief outlines the development of a multifunctional green space and recreation park in Dunfermline, covering approximately 12.91 acres. The design focuses on incorporating elements of nature trails, hiking paths, and family-friendly recreational spaces to create an inclusive and engaging environment for visitors of all ages.


The site is highly vegetated with sloping topography which is not a typical for a park setting. However this has provided the opportunity to design a park concept which is a bit different from the standard experience by use of the existing terrain to provide trails in excess of 1 mile and opportunity for physically engaging leisure activities. The proximity of the land to the existing housing scheme also provides the opportunity to have interconnectivity with existing residents of the area to the park.


The design approach applied to this project is to excavate and level off some of the less steep terrain at the lower portion of the site closest to the housing scheme to achieve the typical open park setting for recreation and leisure activities. This leveled area is to be achieved with serpentine contoured retaining wall structures to provide accessible flat open areas. These areas are inclusive of shaded areas, ponds, hardscapes, manicured landscaping with various amenities and attractions. 


The project design also takes into consideration the interconnectivity to the public main road and proposes a main entry road and board walk alongside an existing ravine. With the interest in not only enhancing the quality of living of the residence of the existing housing scheme this project is designed to accommodate the greater public. As such this project is inclusive of a parking lot, road about and a 16 foot wide access road for vehicular traffic considerations. The park design would also accommodate pedestrians with adequate footpaths, stairs and disable ramps. The project design also considers the park maintenance and the welcome experience. As such a consolidated maintenance and welcome building at the entry has been incorporated. This feature is important for maintaining the park aesthetics and sustainability. This project would provide environmentally sustainable features such as organic and recyclable trash bins, solar lighting, sustainable water features and maintenance of the natural flora and fauna.

The architectural vernacular of this project is expressed in synchronicity and synergy to the existing terrain. With this approach this park design breaks from all rectilinearity with the use of curved line designing and creation of organic forms. The project boast with an incredible saturation of curved forms intentionally do to have a soothing physiological impact for the occupants. In other words this park design is intended to be a distressed with the aim of social upliftment. 


Aside from the qualitative aspects of this design, it is also intended to be budgetarily feasible with a strong limitation to structural development. The design leaves a great deal of the site to be naturally manicured with landscaped, hardscaped, retain and building structures limited.

5.    Education and Engagement: Incorporates educational elements about local wildlife and plants, possibly through informational signage or a visitor center that hosts workshops and guided tours.

Conclusion: This green space and recreation park in Dunfermline will serve as a beacon of community wellness and environmental consciousness. The project aims to provide a recreational haven that enhances the quality of life for residents and visitors, promoting active lifestyles and a deep connection with nature.
 

MABOUYA VUE VILLA @ ST. LOUIS CARRIACOU

Project Description: 

This project consist of two separate entries, one at the upper level allowing for a single car access and turn and another at the lower level, which allows for a two car guest parking and two car garage. This dwelling also counts with a sky lounge which is at a mezzanine level above and open plan living/kitchen. Most significantly in counts with a 12 foot wide suspended wooden wrap around veranda with access from two of the three bedrooms including the master bedroom. The upper wood framed roof extends South to North from the ground to the ridge to avoid uplift from hurricane force winds. Further bracing is employed on this roof to all allow for stability from lateral wind loads. This feature also allow for a visual of landscaped areas to the rear of the site from the foyer and sky lounge. The roof finish on the wooded framed roofs are of a traditional finish of synthetic cedar shingles. This dwelling also counts with a lower concrete roof allowing for the installation of solar panels and rain harvesting. More precisely all roofs on this dwelling will be used for rain harvesting, allowing for a substantial area. The cistern is dual in nature to allow for maintenance of one at a time without having to dispose of all the water supply. This cistern will hold close to 24,000 gallons of water beyond the minimum government recommended 11,000 gallons. Additionally this dwelling counts with a great deal of covered semi-outdoor spaces for entertaining guest on the lower level. Finally the fenestration is a simple combination of glass panels with operable vertical louvers with mosquito screens. This dwelling aims to mix a clean lined contemporary vision with the tropical and traditional warmth with material choice and volumetric gestures.

Project Description:

Dynamic Latitude was engaged to work along with Doug R. Schotland Architects of Pennington, New Jersey to formally design this first contemporary home design for their firm. Our studio's role in this project was to undertake lifelike 3D renderings and interior styling. This large home yet modest for Princeton is 5,000 Sq. Ft. over two level and is to be situated on 2 acres of land with large trees in excess of 100 feet. This project although not being built was a success on our end as the visualization aided in the marketing and real estate for this dwelling and aid an accomplished traditional American architect to realize his first contemporary home design. This home is intended to have passive sustainable features with regards to the glazing to reduce energy consumption and carbon footprint.

This 6 storey mixed use commercial building comprises of various types of use, inclusive of retail, office, accommodations and restaurant & food court. It also counts with 4 separate parking area with a cumulative amount of parking spaces of 55. The site being only a sloping lot just above an half acre it was quite an achievement to meet the Client requirements for the number of spaces and extent of parking provision. This build being at a strategic location of commerce and hospitality pushes the limit on the amount of space which can be provided while balancing function.

Project Description:

The Nest Boutique Hotel is a design renovation of an existing formally operational hotel building. The rebranding of this existing hotel compound to what would be called “THE NEST”, would be a spin off from the existing and operation BLACK BIRD restaurant. The aim of this rebranded hotel is a revitalization of a family hotel business in a modern era with the adoption of a contemporary building aesthetic to fit into a trending vernacular. This upgrade is intended to enhance marketability of the hotel building as a product and to create a special experience for guest.

The scale of this project is primarily defined by an already existing building structure with a building footprint of app. 6,200 Sq. Ft. with 3 levels of enclosed occupancy not inclusive of a basement level of app. 4,098 Sq. Ft. and a light covered roof top area. Cumulatively this building contains app. 28,888 Sq. Ft. of occupant floor area.

Project Description: This sizable three storey building sits on a small costal lot of 9,700 Sq. Ft. The design of this project is a collaborative effort with the client who are Architect & Climate Science Professor in Virginia. This project went through the conceptualization of 5 different contemporary design concepts before one was settled on. Dynamic Latitude was responsible for project planning, approval, costing and construction supervision all from client's digital 3D model and space plan of this contemporary home design. This project counts with some interesting architectural features such as a 7' cantilevered vanishing edge plunge pool, entry bridge, lower roof top parking, suspended wooden deck, court yard and shore front wooden deck.

Project Description: 

This project is a two bedroom residential dwelling with swimming pool and carport, to be located a very gently sloping lot. It is intended to be built at a very economic cost, hence great effort was made in keeping the spaces efficiently sized to not exceed an overall floor area of 2,000 Sq. Ft. Regardless of the small footprint the Client wanted the house to stand out and have some presence of being presented larger than it is. To achieve this gestures such as awnings, cantilevered balcony and heavy use of glazing was use on the front side of the building to give a slightly commercial appearance and dominant presence.

Project Description:

This residence is located in Petite Calivigny on the outskirt of the Egmont Development. Dynamic latitude was involved in this project throughout the land acquisition and design and planning. Approvals were received for the construction to two small villas on a 10,000 Sq. Ft. Subdivided lot. Due to several hiccups during the construction, some design alterations were made to accommodate budget and owners preferences. Ultimately this property would contain a single dwelling with outdoor space and amenities.
